1. How much are the homeowners' dues?

$420 per month pays for loss and liability insurance premiums (incl. earthquake insurance), building utilities (incl. water and gas), routine building repairs and painting, janitorial services, elevator repair and maintenance, gardening, pest control, and trash collection.

2. How many parking stalls do you have?

I have one, covered and in the building's gated community parking garage.  It's conveniently located just next to the elevator.  There are no marked guest stalls available.  Street parking, however, can be found on South Barrington Avenue in front of or within a short walk from the building.

3. What about the laundry?

It couldn't be more convenient.  A brand new high-performance washer-dryer combo is available for you inside the unit, as well as newly upgraded community laundry rooms centrally and conveniently located on each floor.  Each of those laundry rooms has two washers and two dryers, and each of those loads costs $0.75.  Community laundry hours are from 8 a.m. to 11 p.m.

4. Are pets allowed?

Yes, and according to the letter of the law as outlined by the Casa Real Homeowners Association, "one pet (not to exceed 25 lbs.) is allowed per unit..."  The Barrington Dog Park, a very popular one in the area, is just a few minutes by foot (or paw) up the street.

5. How close are you to the nearest shops and restaurants?

Just a few minutes by foot.  You'll find shops and restaurants up the street near Sunset Boulevard and even more just a few minutes South along San Vicente Boulevard.  Coffee and tea houses abound!  Plus, there are a number of banks nearby and a full-service U.S. Post Office just up the street to meet your needs.

6. Is there any storage available in the building?

Yes, in two places:  storage lockers are provided free of charge (including one for Unit 308) in the building's community garage, and additional storage space is available at no extra cost in the community attic on the roof.

7. Are the new stainless steel appliances in the kitchen included in the sale?

Yes, they all are - the refrigerator, microwave, range, dishwasher and food disposer - and they're all new.

8. When were the latest upgrades completed?

Unit 308 was extensively remodeled from February to May 2008, and the remodeling included smooth ceilings; recessed, vanity and ceiling-mounted lighting; all-new kitchen and bathroom cabinets, countertops, and backsplashes; all-new kitchen appliances, all-new kitchen and bathroom fixtures, all-new bathroom tile, tub, shower and frameless glass shower door; custom baseboards and door casings; and new paint.
